Renovating an Apartment Building: Tips

I had always wanted to be an entrepreneur, so when I saw a local apartment building up for sale at a great price, I decided make the investment. I am a manager by day, so I thought I was ready to be a great landlord. After I had trouble attracting new tenants, I decided to try investing in a few upgrades to see if I could attract more tenants with the added features. I hired a local contractor to work on my first project, which was a fitness room. I remembered that I always looked for buildings with them when I rented apartments! I then had some work done on the grounds and in the apartments themselves. The building is completely full now, so I realized it was a good investment. I decided to start a blog to share my renovating and construction tips with anyone who needs them!

The option to design and hire your own home to be built with custom finishes and floor plan will provide you with your own living space that is set up exactly how you want and need it. After you have selected a builder and contractors to finish your custom home, be sure to follow some smart recommendations to keep your home-building experience positive. Here are some tips to help you select and build a custom home.

Know Where to Spend Extra Money

There are many finishes and features in a home that you can choose the quality of the materials. With the option to upgrade specific areas inside the home you can greatly improve your living experience within the home. However, depending on your budget, you may not be able to add in every upgrade that you want, so be sure to choose to upgrade only the areas which will give you the most reward and improvement.

For example, if you are building your home in a northern climate, you may want to upgrade the home's wall and attic insulation to improve the home's ability to retain its interior heat. Or if you are building in an area that has a fair amount of traffic noise during rush hour, an upgrade of insulation will help reduce the noise coming into your home. And the windows on your home can boost your home's energy efficiency and noise reduction with double-pane windows with an inner inert gas layer.

You may choose to upgrade the kitchen to include a real stone countertop and backsplash along with a seamless stone basin. Then, if you do a lot of gourmet cooking or spend time in your kitchen, you may wish to upgrade the kitchen appliances.

Be Flexible with the Timeline

Once you have selected your home's floor plan and design, your contractor or builder will begin to start on the work for your house and excavate the site for the foundation and pour the concrete slab. They will provide you with a timeline of work during the construction which will give you estimates for when the framing will be completed, and the electrical will be installed, for example. 

Keep in mind that with any timeline, especially when you are building in the outdoor elements, you need to be flexible with the completion dates. Weather conditions or unforeseen problems could also arise and cause a setback to your timeline for work. This can occur several times during the building process but realize that this is a common occurrence and you need to understand the timeline is an estimate and a guideline.
