Renovating an Apartment Building: Tips

I had always wanted to be an entrepreneur, so when I saw a local apartment building up for sale at a great price, I decided make the investment. I am a manager by day, so I thought I was ready to be a great landlord. After I had trouble attracting new tenants, I decided to try investing in a few upgrades to see if I could attract more tenants with the added features. I hired a local contractor to work on my first project, which was a fitness room. I remembered that I always looked for buildings with them when I rented apartments! I then had some work done on the grounds and in the apartments themselves. The building is completely full now, so I realized it was a good investment. I decided to start a blog to share my renovating and construction tips with anyone who needs them!

If you are trying to create a safe and enjoyable outdoor entertainment area behind your home for your kids, and you are going to put a hot tub, trampoline, playground equipment, and more, get help. You want a civil excavation company to come to your home to jump start the project for you.

Arrange for a civil excavation company to come to your property and provide an estimate to dig out the following areas:

  • Location where the mulch, rubber cement, or other playground area material will be installed

You may need to have just a few inches dug to put down the soft covering for the playground, but larger, deeper areas for the trampoline and hot tub.

Check for Utility Lines

Ask the excavation company if it will send another company to test for the utility lines or if you need to be responsible for that part. The utility companies can spray paint or put flags where the lines are, so you are sure that a gas or cable line isn't interrupted. You also wouldn't want to accidentally damage any water or sewer pipes.

Plan for the Dirt

After all of the areas are dug there will be piles of soil. There are a couple of options you can consider to get rid of the dirt efficiently:

  • Use to mound around the property for privacy
  • Find someone who needs clean fill dirt
  • Pay to have it hauled away

There are often people looking for fill dirt when building a home or grading a new construction area, so this could be an easy and free way to get rid of the piles. You also may be able to sell the soil as sod or donate it.

If you want to have a hot tub that is at ground level, or you want to let your children jump on a trampoline but would prefer it to be in the ground, hire civil excavation professionals to come do the work for you. You can put in an engineered wood deck with a kit after the soil has been removed, and then you can sit and watch your kids enjoy the other items you have obtained.
