Renovating an Apartment Building: Tips

I had always wanted to be an entrepreneur, so when I saw a local apartment building up for sale at a great price, I decided make the investment. I am a manager by day, so I thought I was ready to be a great landlord. After I had trouble attracting new tenants, I decided to try investing in a few upgrades to see if I could attract more tenants with the added features. I hired a local contractor to work on my first project, which was a fitness room. I remembered that I always looked for buildings with them when I rented apartments! I then had some work done on the grounds and in the apartments themselves. The building is completely full now, so I realized it was a good investment. I decided to start a blog to share my renovating and construction tips with anyone who needs them!

You will want to winterize pipes, inspect for leaks, and make sure you have proper pipe insulation. The following tips will help you prepare your home with plumbing maintenance before winter arrives.

The water heater and boiler of your home are some of the areas where you will need to do maintenance to plumbing. Before the winter arrives, you will want to inspect the water heater in your home and do the maintenance like flushing the tank. If you have a boiler that is also used for radiant heating, you will need to do maintenance to the boiler to prepare your heating system, as well as to radiators or other radiant heating systems that it is connected to.

Check Your Plumbing for Leaks That Can Cause Problems When Winter Weather Arrives

The problems with leaking pipes can get worse over the winter months, and you will want to inspect them for these problems. Even a slight leak and moisture can cause problems when your home is sealed from the outside air and moisture cannot escape. Repair these pipes to prevent problems from getting worse and issues with pests and mold growth.

Make Sure Your Plumbing Pipes Are Well-Insulated to Protect Them During Cold Winter Weather

In addition to inspecting your pipes for leaks that can cause problems during the winter months, you will also want to make sure they are insulated. Insulate all the pipes in your home in unfinished areas and are exposed to the outside air to prevent them from freezing when the temperatures drop. In addition, you may want to insulate hot water pipes to prevent energy loss during the winter weather.

Make Sure You Do All the Winterization That Is Needed for Irrigation Systems and Outdoor Plumbing

It is also important to winterize the pipes connected to outdoor faucets to protect them from cold air. You may also want to cover any water meters or main water lines that come into your home. In addition, winterize your sprinkler system and other pipes connected to things like pool equipment.
