I had always wanted to be an entrepreneur, so when I saw a local apartment building up for sale at a great price, I decided make the investment. I am a manager by day, so I thought I was ready to be a great landlord. After I had trouble attracting new tenants, I decided to try investing in a few upgrades to see if I could attract more tenants with the added features. I hired a local contractor to work on my first project, which was a fitness room. I remembered that I always looked for buildings with them when I rented apartments! I then had some work done on the grounds and in the apartments themselves. The building is completely full now, so I realized it was a good investment. I decided to start a blog to share my renovating and construction tips with anyone who needs them!

When it is time to replace an old roof with a newer one, the time of the year that you choose to perform roof repairs is important to consider. Many homeowners have their roofs repaired or replaced during the summer, but some homeowners repair their roofs during the fall to prepare for the winter season. However, you may have no choice but to replace your roof during the winter.

Choose the Warmest Day

Even during the winter, there are some days that are warmer and can still be suitable for installing shingles. Therefore, you should have shingles installed on the warmest day possible. Self-sealing strips may not bond properly without a warm day to allow for the strip to seal effectively. You may especially have problems on a cold, windy day when the wind can remove shingles that haven't sealed yet.

When installing asphalt shingles, you must be careful not to bend or crack them. Try to choose a day that is not very windy for installing asphalt shingles. If they are not installed properly, your roof will be more likely to leak. 

Only Install TPO or PVC Flat Roofing

The only two flat roofs that can be repaired or installed during the winter are TPO and PVC. Rather than relying on adhesives, they rely on hot welded air. Therefore, it doesn't matter how warm it is outside. 

Choose to Install a Metal Roof

The best type of roof to install during the winter is a metal roof. Metal shingles do not bend or crack. The method used to install metal shingles isn't affected by cold weather. Metal shingles are able to expand and contract without causing problems. Always use a premium underlayment with your metal roof, since this allows you to avoid moisture problems that result from poor ventilation. 

Be Extra Careful

Another problem with winter roof work is safety considerations. Your roof might be more slippery, so you should not work on your roof unless you are able to do so with good footing. Use a sturdy extension ladder and always work with a helper. 

Know When to Ask for Help

Contact companies that offer roof repair services to find out when they think the best time is to have your roof repaired. They may inform you about the time of the year when they can offer discounts during slow seasons. If you need to repair your roof during the winter, they may have sophisticated techniques that will allow them to repair your roof with minimum troubles.
