Renovating an Apartment Building: Tips

I had always wanted to be an entrepreneur, so when I saw a local apartment building up for sale at a great price, I decided make the investment. I am a manager by day, so I thought I was ready to be a great landlord. After I had trouble attracting new tenants, I decided to try investing in a few upgrades to see if I could attract more tenants with the added features. I hired a local contractor to work on my first project, which was a fitness room. I remembered that I always looked for buildings with them when I rented apartments! I then had some work done on the grounds and in the apartments themselves. The building is completely full now, so I realized it was a good investment. I decided to start a blog to share my renovating and construction tips with anyone who needs them!

Tips For Creating A Spa Shower

One of the most luxurious aspects of a spa is its bathing facilities. The facilities often include all kinds of washing options in opulent surroundings. Naturally it's unlikely you can include the staff who create the full spa experience when creating a spa in your home. However, transforming your shower allows you to create at least some of the luxurious spa ambience.

Tile with Glass

The bathing facilities at a resort spa can come in many materials from wood to marble. However, glass tiles are a beautiful option for your shower stall. Glass naturally shimmers and reflects light, an effect that is enhanced when it's wet. Tiling your shower stall in glass transforms the area with jewel-like shine.

Install a Glass Shower Enclosure

Once you've had glass tile – or any luxurious material – installed in your shower, the last thing you want to do is hide it behind a shower curtain. Instead, have the space surrounded in glass. Glass is very customizable so that you can have just a sliding door installed or an entire enclosure. It's also possible to have pre-fabricated models, like those from Mitchell Window & Door, added to your space. If you're going to use your stall as a steam shower, one of the necessary modifications is having the glass panels sealed.

Include a Steam Generator

One spa experience that's relatively easy to recreate at home is the steam shower. Besides having the steam generator itself installed, This Old House recommends a few modifications to the stall. First, have the ceiling sloped so that water doesn't collect and drip onto you. Second, have any wood framing protected with plastic. Finally, make sure all seams and other surfaces are water-proofed. It'll probably be necessary to waterproof the grout every couple years as maintenance.

Add Multiple Showerheads

The other big modification of the shower to transform it with spa indulgence is having multiple showerheads installed. It's possible to purchase a pre-designed spa panel or customize the array of showerheads yourself. If customizing the sprays, consider the following options:

  • Rain showerhead: A rain showerhead collects warm water in an over-sized receptacle and releases it in a gentle flow.
  • Hand-held shower hose: Common in Europe, the hand-held hose allows you to fully rinse off without using a large spray of water.
  • Massage sprays: For the massage spray, contractors aim the heads at a diagonal to give you a water massage.

The shower stall is the center of your bathing experience. Transform the shower stall so it is as luxurious as any you'd find in a spa.
