Renovating an Apartment Building: Tips

I had always wanted to be an entrepreneur, so when I saw a local apartment building up for sale at a great price, I decided make the investment. I am a manager by day, so I thought I was ready to be a great landlord. After I had trouble attracting new tenants, I decided to try investing in a few upgrades to see if I could attract more tenants with the added features. I hired a local contractor to work on my first project, which was a fitness room. I remembered that I always looked for buildings with them when I rented apartments! I then had some work done on the grounds and in the apartments themselves. The building is completely full now, so I realized it was a good investment. I decided to start a blog to share my renovating and construction tips with anyone who needs them!

3 Things To Look For When Inspecting Your Roof For Damages

Whether you have just experienced a terrible wind storm or you simply think that your roof is getting a little old, it is important to take a moment to inspect the condition of it. This way, you will be able to have a qualified roofer up there fixing it in no time at all. To help you figure out whether you need to call a roofer for a few repairs, you might want to check out the following things to look for. This way, you are less likely to miss a major sign of something going wrong.

Missing Shingles

As shingles age, they begin to loosen up a little. Over time, or during a major wind storm, these shingles can start to fall off of your roof. You might find them laying on other sections of your roof, on your driveway, or even in the neighbors yard. You might not find them at all. Either way, you need to make sure that you are replacing those shingles with new ones. Never try to use the old ones that came off, as they are clearly no longer sturdy enough to protect your roof. 

Missing Flashing

If the flashing around your chimney was starting to pull away from the structure, it was only a matter of time before it came completely off. Even if it is still there, but barely holding on, something is going to need done about it. You need to have a roofer install brand new flashing. Otherwise, if you leave the broken one there or leave that space without a flashing at all, you might start to find water damage in your ceilings as water will begin to make its way into your home. It might take a little time before you notice the issue, but the problem will start right away.

Torn Felt

When the shingles go missing, you are left with the exposed black felt paper that was laid on top of the wood before the shingles are attached. If you notice that there is a section of felt that is not only exposed, but torn, you are going to need immediate help from a roofer. That torn felt paper is going to allow a lot of water to soak into the materials of your home, which can cause various types of damage, such as moldy materials.
